Find the leak under your floor and fix it with as little demolition as possible.
Slab Leak Detection & Repair for Santa Clarita Homes
Many homes in the Santa Clarita Valley sit on concrete slab foundations, with water lines running underneath them. When one of those lines develops a leak, the water has nowhere to go but into the soil and the slab. Over time, that can lead to water damage, mold, cracked flooring, and in some cases, shifting of the foundation itself.
Hard water, high water pressure, soil movement, and the occasional earthquake all put stress on pipes under the slab. Rowland Plumbing, Cooling, Heating & Electrical finds those leaks without guesswork and repairs them with the least disruption to your home. If you’re not sure the leak is under the slab, start with our leak detection service.
Identifying a Slab Leak
Because the leak is buried under concrete, it can go unnoticed for weeks or even months. The signs tend to be subtle at first, so it helps to know what to watch for. The sooner a slab leak is found, the less water damage there is to repair.
Watch for These Warning Signs
- A warm spot on the floor, often a sign of a leak in a hot water line
- The sound of running water when every faucet and fixture is off
- Damp carpet, warped wood floors, or loose tiles with no obvious source
- New cracks in flooring or baseboards that seem to be spreading
- A water bill that keeps climbing even though your usage hasn't changed
What Comes With Every Rowland Visit
A Technician Within the Hour
Most daytime calls get someone to your door in about 60 minutes, and the quick response doesn't cost extra.
One Price for the Whole Job
We quote the job, not the clock. The number you approve is the number you pay, however long the work takes.
Our Own People, Every Time
Every technician is a background-checked, drug-tested Rowland employee who trains weekly. Shoe covers go on at the door, and we clean up before we go.
How Are Slab Leaks Repaired?
First, we pinpoint the leak using pressure testing and acoustic equipment, so we know exactly where it is before anything gets opened up. From there, there are usually three options. We can open the slab directly over the leak and repair that section, reroute the line through the walls or attic, and leave the old pipe in place, or replace the affected line entirely if it’s corroded in several spots.
Rerouting is often the least disruptive choice, since it avoids breaking concrete inside your home. We’ll explain which option fits your situation, how long it will take, and what it will cost before any work begins. If several lines are failing, our pipe replacement service may be the better long-term fix.
Does Homeowners Insurance Cover Slab Leaks?
It depends on your policy. Many policies cover the water damage a slab leak causes, and some cover the cost of accessing the leak, but the pipe repair itself often isn’t included. It’s worth calling your insurer early to find out what’s covered. We’ll give you a written breakdown of the work to share with them. For costs that aren’t covered, financing can help spread out the payments.
