Rowland Plumbing, Cooling, Heating & Electrical has served homes across the Santa Clarita Valley since 1987. Our drain and sewer work covers sinks, toilets, showers, and laundry lines, along with hydro jetting, camera inspections, root removal, sewer repair, and trenchless replacement that keeps your yard intact.

A drain problem can be as simple as one slow sink. It can also be a sign of trouble in the sewer line under the yard, which calls for a different kind of repair. We figure out which one you’re dealing with before recommending anything, and we show you what we find.

What's Happening Underground

Why Sewer Lines Fail in the Santa Clarita Valley

A few local conditions are behind most of the sewer calls we get.

Thirsty Roots Find Small Gaps

Mature trees shade many valley neighborhoods, and in a dry climate, their roots spread far looking for moisture. A sewer line with a hairline crack or a loose joint is an easy target. Once roots get inside, they keep growing until they block the pipe or break it apart.

Older Lines Wear From the Inside

Homes built before the 1970s, including many in Newhall and parts of Canyon Country, often have clay or cast-iron sewer lines. Clay joints shift and separate over time, and cast iron corrodes and builds up scale that narrows the pipe until it clogs easily.

The Ground Doesn't Stay Put

Hillside lots, settling soil, and Southern California earthquakes all move the ground around buried pipe. That movement can crack a line or create a low spot where waste collects, which leads to repeat clogs until the pipe is repaired.

Our Approach

Why Homeowners Call Rowland for Drain & Sewer Work

You See the Problem Before You Pay to Fix It

A sewer diagnosis shouldn't be a guess. We run a camera through the line and watch the footage with you, so every recommendation is backed by something you can see.

We Start With the Simplest Fix

Plenty of backups only need to be cleared, so that's where we begin. If the camera shows damage, we'll walk you through it and your options before any larger repair comes up.

Repairs That Spare Your Yard

When a sewer line needs replacing, trenchless methods can do it through small access points. Your lawn, driveway, and landscaping stay in place instead of being trenched and rebuilt.

Drain & Sewer Questions From Santa Clarita Homeowners

How much does drain clearing cost?

It depends on where the clog is and how hard it is to reach. A sink clog is a quicker job than a main line backup. The $89 dispatch fee covers the visit and diagnosis and is credited toward the work if you go ahead. After that, you get one price for the whole job before we start. Ask about any current drain-clearing specials when you call.

In most cases, the homeowner is responsible for the sewer line from the house to where it connects with the city main, usually near the street or in the alley. The city maintains the main line itself. If you're not sure where the problem is, a camera inspection can show whether it's on your side of the connection.

A dry drain trap is a common cause, especially in a guest bathroom or another drain that doesn't get used often. Pouring water down the drain usually fixes it. If the smell doesn't go away, the cause may be a blocked vent, a failing wax ring under a toilet, or a crack in the sewer line, and a plumber should take a look.

Yes. Wastewater coming up through drains carries bacteria and can damage floors and walls quickly. Stop running water in the house and call us. Our phones are answered 24/7. For immediate help, see our emergency plumbing service.

Over time, it can. The minerals in Santa Clarita's water leave scale inside pipes, and that rough coating catches soap, grease, and hair. Lines with heavy buildup clog more often, and hydro jetting is usually the most effective way to clean them out.

For most homes, every few years is enough. For older homes with clay or cast iron lines, or properties with large trees near the sewer line, a yearly inspection catches roots and pipe damage while they’re still easy to fix.
